As Project Manager (PM) you will be expected to contribute independently the tasks below. This means you demonstrate a high familiarity with the subject matter and are able to produce these deliverables with some guidance from senior team members.

This is a 12-24 month secondment role. The PM will remain a JLL employee throughout but will be based full-time on-site at the project location, embedded within the client's team, for the duration of a hotel development. Day-to-day direction will come from the client, with the PM reporting administratively to their JLL Project Director/Sector Lead/General Manager for performance and career matters. The PM will provide direct on-the-ground oversight of design, construction, and fit-out activities, and liaise closely with the client, design team, contractor, and hotel operator/brand representatives through to opening.
As the Project Manager, you are expected to take total responsibility for the effective management of all phases of a project (or projects) from initial establishment to handover and project closure of your projects as well as any persons you manage. The role requires coordinating thought and leadership skills to encourage maximum contributions of all participants in the project and focus these to maximise outcomes for all stakeholders.

  • Ensure monthly project deliverables are completed, these include:
o New Project Proposal
o Project Delivery Plans
o Monthly Status Reports
o Anticipated Cost Reports
o Meeting Agendas and Minutes

  • Establish a project budget in accordance with client requirements. Manage and forecast expenditure to achieve completion within budget.
  • Establish a detailed overall project programme that sets clear milestones and objectives to ensure successful project delivery.
  • Establish an accurate and up to date risk register.
  • Preparation of PCG (Project Control Group) reports and attend PCG meetings as required.
  • Chair weekly project meetings as required.
  • Ensure timely issuance of meeting minutes and agendas, RFP (Request for Proposal) preparation, scope writing and tendering
  • Lead value engineering, buildability analysis, and assist in critically reviewing the design and documentation to minimize risk and maximize outcomes.
  • Manage delivery of hotel-specific project components, including FF&E (Furniture, Fixtures & Equipment) and OS&E (Operating Supplies & Equipment) procurement, coordination and installation.
Coordinate with the hotel operator/brand technical services team to ensure design, construction, and fit-out comply with brand standards, and manage pre-opening milestones through to handover.
  • Lead contract negotiations and award.
  • Contract administration, ensuring contracts with clients, consultants and suppliers are properly executed and maintained. Carry out contract administration of all vendors professionally and in accordance with legal requirements to protect commercial interests of client and Jones Lang LaSalle.
  • Establishing and maintaining anticipated cost reports. Including cash flows and accruals. Ensuring invoices from vendors are submitted in a timely manner to both the clients and JLL accounting.
  • Reviewing and providing recommendations on variations. Collecting and vetting appropriate supporting documentation for submission to clients. Obtaining timely client approvals.
Implementing and maintaining JLL Health Safety and Environmental systems and take responsibility for areas under your direction.
  • Ensure attention to details on all deliverables and the overall quality of final products positively represents JLL.
  • Ensure a Safety and Environmental Plan is in place and is actively complied with by yourself and others.
  • Be able to effectively run project in the absence of the Senior Project Manager or Director.
Management of completion of the project close out.
o Financial close out
o Contractual documents (as-builts, deeds of release, client training, etc…)
